One can get very discouraged nowadays when watching the daily news about our country being so divided and full of hate. I also do believe that love and compassion always triumps in the end. I think we should respect and treat everyone the way we want to be treated regardless of color or religion or what political party we stand for and in the end we are all human beings and all americans living and trying to make the best out of our life and situation!

I am not sure anyone would ever know for sure but the overall real estate market is healthy and it also depends on where you live. I am in Florida and I don’t see any changes with the real estate market anytime soon. We don’t have enough new houses to meet the demand of new home buyers and lots of young or younger people are now moving back to the cities like Tampa or St. Pete and there too we don’t have enough condos or townhouses to meet the demand. I think it is safe to say that in FL where home prices are still considered cheap compare to many other states in the nation, we will do fine for the next few years!

Have you ever purchased real estate in which you thought would be a profitable, cash-flowing investment only to realize later you were losing money every month?
Hi Dan, in regards to rental houses the answer is no on my end since I mostly have had good experience with rentals but in regards to fix and flips the answer is a huge “YES” and it will happen to the best of us, because when you deal with houses there are lots of hidden problems that you won’t know till you actually own the house and are in the process of remodeling it. For example, there was a house in the countryside that we bought and it had an old septic tank, which has perfectly worked fine for the last 10 years but of course once we purchased the house and we started remodeling it then all of sudden the septic tank no longer worked and started leaking everywhere-yikes! We had to replace the tank and this unforeseen problem alone cost us roughly 10K to replace it! When you deal with real estate you better get used to dealing with many different issues on a daily base so that is why your foundation needs to be solid and what is the foundation? Always buy a house for a “great price” because when problems like this arise at least you have some wiggle room and will avoid or minimize potential losses.
What is the Real estate Investing Skill that most newbies overlook?
I noticed many new investors who lack experience lack patience and some think that certain houses based on the rough looking pictures are not good deals when I try to teach them that ugly pictures are okay and that is an easy fix. We can make every ugly house look nice and upscale. Many people can not visualize how a house could look like after its been fully remodeled and or fixed. Also, some newer investors think because a house does not need a lot of work but is located in an area where I would not want to buy, they think buyers still would buy this house because the house itself is beautiful. I learned that no matter how nice the house is, the area and location and price is all that matters for future buyers so be careful there! I always recommend to have new investors partner up with other more experienced investors so they can avoid some costly mistakes, good luck!

I find these recent news about the mail bomber very troubling. The fact that there are some disturbed people thinking that others who don't agree their religious or political views and to therefore think they can built bombs with the intent of killing others is all very messed up. It starts with our leadership and it doesn't help if leaders can't come out and unite the country, very sad indeed.

I could start by saying you could visit all these real estate seminars and spend thousands of dollars and some are better than others, but to be honest, the way I learned the real estate investing side of it is through simple partnerships with other investors. Working together as a team has all kind of benefits, your partner could be the money or lender type, while you look for houses. I learned a lot from other more experienced investors when I started in 1995 by working with them and by creating simple joint ventures. I always wanted to learn from the best so working with them was all I wanted till I started my own business. You will still make plenty of mistakes regardless who you work with and maybe even loose money, but you will also learn and become better. Find the right real estate partners in your city and offer something that could work for them and team up with them. Always remember that price and location is all that matters. If you buy a house for the right price in a good area surrounded with good schools you will do well regardless if it is a fix and flip or a rental, good luck!

I still get almost all my houses through MLS that are bank owned because I still get my few days of inspection. I think the biggest reason why we haven’t lately bought any houses from wholesalers is because they want you to do the inspection upfront before making an offer. We have wasted too much time because of this so for me and my team, we are only buying houses that are listed in MLS and sometimes directly from home buyers.

I think the question itself is a little confusing because buying a foreclosure home or not really has nothing to do with you getting a loan from the bank but if we ignore that part then I think from my own personal experiences since I have been flipping houses in Tampa Bay and Orlando since 1995 and I think my best deals throughout the years always have been houses around good school districts and below 200K range. I also think its smart if you don’t have your own funds to partner up with local investors that can provide the funds for you! My best experience I have had is through simple joint ventures but only contact them if you are able to find them good deals. I have had lots of successful joint ventures over the years and if someone like you can find investors good deals then funding is very easy trust me and if you have the funds but don't know anyone that can provide you good deals then same here you can easily find local investors through Facebook and or LinkedIn and other social media sites. What is the best way to make money investing in real estate? Ideally they would be need to be deals that are less than $75k. Should I buy foreclosures or get a loan from the bank? Do I flip the property, or buy it and rent it out?

Erik Bredemeyer-Feeling worried
It always amazes me how our morals and ethics in this country have changed so much since I moved here. The fact that there is proof that a journalist has been brutally murdered at the Saudi Embassy in Turkey is shocking enough, but when our POTUS says that he doesn't want to upset the business relationship we have with the Saudis because of a 110 billion dollar arms deal we have established, so therefore the murdered journalist is something we just don't think is worth enough breaking up a 110 billion weapons deal, I mean what does this say to the rest of the world? Have we lost all our compassion and integrity and our soul so we can make money??
